SUMMARY:Klingback Ranch Auction
DESCRIPTION:REAL ESTATE AUCTION September 18\, 2021 @ 10am\nAuction DetailsAuction Details\n\nParcel 1: 291 ACRES \nInspired by old west traditions\, this land is built to sustain. Sought after by the Klingback family in 1899\, they have continually lived here through multiple generations providing resources for neighboring towns and families. The Klingback’s used the land’s natural springs and developed 3 of them for field irrigation\, livestock\, and domestic use year-round. The house is a single-story 2 bedroom and 1 bath with oak flooring and a wood fireplace. Adjacent to the house are multiple additions for a rancher’s paradise: Shop/shed (33’x22′) fit for storing ranching tools and projects. 2 car garage (22’x16′) and tack shed. Feeding barn (42’x38′) for livestock\, training round pen\, and even an outdoor shower. Covering a larger section of this parcel is an irrigated field (+/- 35 acres) and open fields perfect for building housing sites with a view. Beautiful scenery accompanies this parcel\, as you have the Squaw Butte mountain range and Black Canyon Reservoir as your neighbors. The land offers a quaint life up in the high desert of Idaho including recreational activities such as hunting and fishing. \nParcel 2: 233 ACRES \nThis parcel is across the road from parcel 1. As property added by the Klingback’s for acreage and hunting this land offers beautiful draws that creep up steep hills. This area is an opportunity for a challenge on your next chukar or quail hunt as the elevation changes quickly\, as well as\, mule deer and wild turkeys that frequent the draws and springs on the property. Great dry grazing with the addition of 108 AUMs on BLM land. \n\nPersonal Property Auction to follow. \n\n       \n\n\nLOCATION: 5450 Butte Rd.
