A 5% buyers premium will be added to the final bid price to achieve the final purchase price. Property to be Sold-As-Is with no contingencies. 45 days to close from auction day no exceptions. Seller to provide title insurance from First American Title. Seller to pay for 1/2 of closing doc fees. Bidding is not contingent upon financing. Financing is buyer’s responsibility and should be pre-arranged, if  needed, so as to pay cash at closing.
